As I read this report, I thought Austin seems a lot like Peter Pan. The song that starts out I don’t wanna grow up came to mind. I’m not sure but maybe that’s the name of the song. Bouldin is a great example. The whole School for the Deaf complex could be a terrific spot for a downtown South Austin with high rises to rival those across the river (served by a monorail system, natch). Maybe in 100 years:

That’s interesting. What I really feel is missing, though, is the 4 - 6 story zoning for more vertical single family and multi-family residential.
